Naravno, to “sa strane” nisu banke ili fondovi, to su različite vrste pasivnih dohodaka.
Ono što je moj cilj u ovom postu je objasniti koji su osnovni pasivni dohotci i još dodati novije dohotke koje vrijede samo za web struku. Ovaj post shvatite kao odskočnu dasku za daljnje učenje o tome što ćete napraviti sa svojom ušteđevinom.
Osnovna teorija
Aktivni dohodak – dohodak koji zarađujete svojim radom. Å to više/bolje radite, više i zarađujete. Kad prestanete raditi, novac prestaje stizati.
Pasivni dohodak – dohodak koji dolazi iako vi ne radite ništa. Detaljno objašnjeno u slijedećim poglavljima.
Zašto je važno? Ovo gledam svaki dan, ljudi koji cijeli život rade i nadaju se mirovini na kraju skuže da će im mirovine biti male. Na kraju se počinju kajati što nisu prije nešto pokrenuli. Za to vrijeme mlade osobe koje imaju godine i godine staža ispred sebe (i većinom čitaju ovaj blog) svoj novac daju za otplatu kredita i misle da će nešto u budućnosti iskrsnuti kao novac s lutrije ili bogati supružnik/ca. Ova tri oblika se razlikuju po svemu, od likvidnosti do novca kojeg donose. Na vama je da odlučite koliko muke želite uložiti u stvaranje dohodaka i shodno tome, koliko novca ćete dobivati u budućnosti.
Dionice i dividende
Dionice su udjeli u trgovačkim društvima (sada govorimo o dioničkim društvima) koje kupujete na burzi (učestalo) ili preko šaltera (razvijeno u SAD-u, kod nas jedva da postoji). Iako je u lijepoj našoj općeprihvaćena misao da se dionice kupuju na par dana, tako ćete teško zaraditi. Najsigurnije je dionice kupovati na srednji ili duži rok gdje je, uz poneke iznimke, najvažnija psihologija tržišta. Tj. dionice kupujete na početku ciklusa, držite ih nekih 3-5 godina i onda ih prodate na kraju ciklusa.
Ja neću ulaziti u detalje, ali zarada se ne vrši od razlike između prodajne i kupovne cijene. To je kapitalna dobit. Zarada je tu u dividendi i to vaš temeljni fokus treba biti na dividendi. Tržišni ciklusi su tu samo kako biste višestruko povećali svoj portfelj nakon par godina. Za više o ponašanju burze preporučam Andre-a Kostolany-ja.

Nekretnine su druga vrsta pasivnih dohodaka. Također podliježu tržišnim ciklusima što znači da je najbolje kupovati ih kad su jeftine i prodavati ih kada su skupe. Ako imate ovomjesečni broj Forbesa saznat ćete da ciklus u Europi završava dvije godine poslije američkog (Forbes Hrvatska, br. 2, siječanj 2009., str. 16, kolumna Maruške Vizek). Američki je tek završio prošle godine (i izazvao ovu, svima nam dragu, krizu).

Prihod od nekretnine je renta i u načelu je veća od dividende na istu svotu uloženog novca. Nekretnine su zato manje likvidne od dionica, ali zato daju više novca. Ovo je dosta dobro obrađeno poglavlje kod Kyosakija jer on ima brdo iskustva u tome.

Biznisi su najprofitabilniji, ali ih je zato najteže stvoriti. No kada stvorite biznis i ostavite ga menadžerima da upravljaju njime, možete ga komotno nazvati pasivnih dohotkom. Oni ne podliježu nekim većim ciklusima te su temelj bogatsva mnogih naraštaja u zemljama koje imaju duže iskustvo s kapitalizmom.
